Buying a home is a huge milestone—and it can feel a bit overwhelming if you’re new to the process.
But don’t worry -- with the right guidance, it’s totally doable and even exciting!
Below I will break down the home buying journey into easy steps to help you feel confident every step of the way.
Before I get into the details, I would like you to know that my goal is to be a trusted local expert and advisor that consistently and clearly communicates throughout the entire home buying process.
Ok... Let's get started.
- Partner with an agent - the right agent will provide insight on the local market, inform you of neighborhood inventory levels, provide information on 'current' and 'coming soon' inventory and have access to off market properties.
- Figure out what you can afford - before you start scrolling through listings, it’s important to know your budget. This means looking at your income, savings, and monthly expenses to see what kind of mortgage payment you can comfortably handle. Getting pre-approved for a mortgage will show you exactly what you can afford— and helps you shop within your price range.
- Make a Wish List -think about what you want in a home. How many bedrooms? Do you want a big backyard? Are there specific neighborhoods you are interested in? This list will help you and your agent focus on homes that really fit your lifestyle.
- Start hunting for your perfect home! - now the fun begins! Your real estate agent (that’s me, if you want!) will help you find homes that match your criteria. We’ll visit properties, ask questions, and compare options.
- Make an Offer - when you find “the one,” I will help you put together an offer. This includes the price you want to pay and any conditions. Sellers might accept, reject, or counter your offer, so be ready to negotiate a bit. Next, I will guide you as you choose a title company and shop for home owners insurance. You will also want to prepare for the down payment and choose a target closing date.
- Under Contract - At this point, you will secure your home loan and home owners insurance. I will help you schedule the home inspection (if this was included in the contract), order an appraisal and schedule your closing.
- Closing Day!! - this is the day you sign all the documents, pay closing costs, and officially become a homeowner!! Important things you will need for the closing include a printed confirmation of funds coving the cost of closing and the down payment, photo ID, social security numbers, proof of home owners insurance and your checkbook. After that, the keys are yours—time to move in and make the place your own!
